As a builder or building owner, you may have received a call that began with: “It’s raining inside my building!”

It’s probably condensation. Once the building is up, the remedies are fewer, less effective, and more expensive. The key is to install panels with a condensation control membrane like DR!PSTOP during construction. 

The reason you might not think about condensation until it is too late is… You can’t see, touch, or feel it, until it’s already a problem. Understanding what causes condensation and the solutions can be confusing. However, builders who educate their customers about condensation before starting the job can avoid angry phone calls and problems after the build.

It is a simple scientific fact that just as a glass of ice water sweats on a hot day, bare metal roofing sweats under similar conditions. When warm, wet air meets a cold surface, condensation forms water droplets.

In most parts of the country, dripping is almost unavoidable due to seasonal climate changes. There are two different ways builders have typically combatted moisture inside metal buildings. Historically, a layer of insulation has been used to minimize the change in temperature—this helps stop humidity from forming water droplets. More recently, builders have found a new, more efficient way to “control” condensation using a felt membrane to “catch” the moisture as it forms overnight, then “release it” as the sun and air move across the metal roofing panels during the day. DR!PSTOP is the world’s most trusted and used condensation control membrane.

When insulation is installed to specifications, it can be an effective solution. A condensation control membrane like DR!PSTOP offers numerous advantages for both the builders and building owners. As the building is erected, DR!PSTOP arrives already installed on the metal panels. Therefore, there is no time spent installing insulation. This increases job site safety for the builder by eliminating blind steps to purlins covered with insulation. It also saves labor typically spent tacking that insulation down and taping the seams. Englert was founded in 1966 by Herb Englert when he saw the opportunity to open his own gutter business. He lacked the capital to get started, but a successful investor believed in the business and gave him the money. A Curved-Roof Conundrum
Like much of the Atlanta metropolitan area, Barrow County, Georgia, has experienced a growth spurt during the past decade, with population up an estimated 20%. New county amenities include an outdoor performance space, the Barrow County Innovation Amphitheater. The amphitheater includes a ticket and concessions building that acts as a gateway to the open-air seating. Metal roofing plays a big role in the new venue’s design—especially in the clamshell layout over the stage that required a creative solution and skilled installers.

Two varieties of 24-gauge steel panels from Petersen’s PAC-CLAD lineup were required to meet the project’s varied demands, outlined in architectural plans by Lindsay Pope Brayfield Clifford & Associates, Inc. of Lawrenceville, Georgia. “I believe the design team wanted the architectural appearance of a 16″-wide Snap-Clad panel on the entrance building,” said John Salo, President of the Suwanee, Georgia, installation firm, Saco Systems. “But they also knew they needed a mechanically seamed Tite-Loc Plus panel on the stage roof, due to the radius.” All metal material was supplied by CRS: Commercial Roofing Specialties in Doraville, Georgia.

Finding a Solution
The curved radius over the stage proved to be a bit of a puzzle, because the steel structure and structural roof deck were designed as flat components, providing no support for the envisioned clamshell profile. It was thought that plan would have to be scrapped in favor of a more traditional, hipped roof. 

That’s when Petersen’s local rep stepped in. “Dave Landis of Petersen made a site visit as we were preparing to install the first panel on the stage roof and formulated an installation method that allowed Saco to install the roof in the original design,” Salo said. The solution involved using two different types of clips, including 3/8″ clips that lift the panel off the deck. “Everything worked according to his plan, and the clamshell design turned out perfectly.” 

Salo shared that one other challenge his team faced involved channeling rainwater off the roof. “The design of the stage structure allowed for only two downspouts, and we knew that…they would be inadequate to handle that kind of volume,” he explained. This time, the company turned to its own expertise, custom-fabricating two extra-large collector heads, one for each of the two columns available for downspout placement. 

Building a Partnership
This project is an example of numerous collaborations between Saco Systems and Petersen, Salo said, noting the strong support his company has received from Petersen over the years. “The relationship literally spans decades. Saco considers itself very lucky to be partners with the Petersen office here in Atlanta. From the sales staff to the production floor and the field/technical services, the entire regional office is staffed with top-notch professionals.”

Picture framing: Best practice for installation would be to use our Titanium PSU30 along the eaves, rakes, and any penetrations, then use Titanium UDL30 or UDL50 on the remaining deck.

Or, based on local codes, a Self-Adhered (SA) underlayment could be required at the eaves. We recommend that a SA product be used on the eaves, rakes, valleys, and penetrations. These are areas where a large amount of water can gather, and this method helps create peace of mind. The use of a synthetic underlayment can be used in the field of the roof.

Titanium Products
Exceptional Durability and Tear Resistance: Even small holes can lead to leaks. We tested the effects of heavy boot scuffing that can occur during installation. Only Titanium UDL30 maintained its strength and didn’t leak! This is important because the underlayment is the last line of defense on a roof deck.

UDL30 and UDL50 are tough and durable. From helping to dry the roof before the metal cladding arrives to resisting tears and scuffing from foot traffic and metal panels, they can hold up to the use and abuse of a metal roof install.

Increased Walkability: The Sure-Foot® nodular walking surface creates a safe walking surface. Our Titanium PSU30 and UDL30/UDL50 all have the same pattern, which makes it easier to move around the roof deck without having to adjust to different surfaces.

The walking surface is the same between the manually adhered (MA) and SA products. This is unique in the market because most SA products have different walking surfaces versus MA products. Having the same Sure-Foot® nodular walking surface provides peace of mind for installers. They do not have to change how they walk as they transition between products, or fear that one product will perform differently under their feet. The nodular walking surface helps to provide great footing, both wet and dry.

High-Temp Performance: PSU30 is high temp rated and has a self-sealing lap system. This improves the bond between layers, greatly decreasing the risk of leaks.
